Congratulations on your beautiful new home!
Hogan and Herr takes the utmost pride in providing you with the very best in quality and craftmanship within your new home. While we use as many maintenance free materials as we can, there is no such thing as a maintenance free home. Like any manufactured product (i.e. - cars, bicycles and even kitchen appliances) routine maintenance is required in order to have it work to its optimal level. The following are Hogan and Herr's recommendations for routine maintenance on your new home.

Clean and/or replace your HVAC filters Monthly
Test all GFCI receptacles by pushing the test button. This should be then cause the reset button to pop. Reset the button when complete Monthly
Garbage disposal (cleaning and sharpening blades) run approximately 1-1/2 cups of ice through the disposal to sharpen the blades and help clean them. Immediately after, flush with hot water and baking soda. Monthly
Test your sump pump by running water through it and make sure that the exterior drain line is unclogged and remains completely open. Monthly
Clean and/or replace your stove/range vent filter Monthly
Test ALL smoke, carbon monoxide and security alarms. Replace batteries yearly or as required at testing. Every 3 Months
Ensure that the grading around your home slopes away from the foundation so that water does not run towards your home's foundation walls or basement window openings which can cause water to enter your basement. Every 3 Months
Keep roofs, eave troughs and gutters clean and free of fallen leaves or other airborne debris. Every 3 Months
Check ALL weatherstripping around doors, windows, garage doors and basement doors (when applicable) Every 3 Months
Check caulking around all exterior windows and doors as well as stone sills below windows (replace if necessary) Every 3 Months
Bathroom caulking at counters, fixtures and glass doors as well as floor/tub grout should be checked and replaced as necessary Every 3 Months
Repaint ALL exterior areas that are flaking, peeling or appear to be worn and/or heavily faded. Bi-Annually
Thoroughly clean ANY/ALL granite countertops and reseal with approved granite sealer. Every 2 Years
Soil around exterior lamp posts should be tamped firmly to prevent post from tipping/sagging due to natural settling Bi-Annually
Open and close windows and keep tracks clean Semi-Monthly
